Real Estate. BIK: value of inquiries about housing loans in April increased by 16.7 percent year-on-year.

The Credit Information Bureau has announced a 16.7 percent increase in the volume of mortgage loan inquiries in April 2025 compared to the previous year. In that month, 35.64 thousand individuals sought mortgage loans, reflecting a 10.2 percent rise from last year.
This data clarifies that the Index value indicates that in April 2025, on a per business day basis, banks and credit unions submitted inquiries to BIK regarding housing loans that were 16.7% higher than in April 2024.
Increased applications for home loans
As per BIK statistics, in April 2025, 35.64 thousand individuals applied for a housing loan, up from 32.34 thousand the previous year, marking a growth of 10.2 percent. However, when comparing April 2025 to March 2025, there was a 3.5 percent decline in applicants for housing loans. The average loan amount requested in April 2025 was PLN 458.1 thousand, which is 5.9 percent higher than in March 2024, yet 0.4 percent lower than March of this year.
– The number of applicants for housing loans decreased by 3.5% in April compared to March of this year, but experienced an annual increase of nearly 10.2%. It is important to note that we observed the second highest number of applicants for housing loans in April last year, throughout 2024. The month-to-month decline may partly stem from Easter, which occurred much later this year than last and was close to the May Day holiday, potentially reducing interest in obtaining housing loans – highlighted Dr. Hab. Waldemar Rogowski, the chief analyst of the BIK Group, as stated in the report.
He pointed out that the interest in housing loans „appears to be revitalizing” in anticipation of decreasing interest rates and plummeting property prices, especially in the secondary market, which motivates real estate purchases. – A significant factor for demand will be the decline in interest rates. Additionally, the average amount of the loan requested also influences the Index value. An increase in demand for housing loans is expected in the upcoming months of 2025 – he noted.

BIK Demand Index
The BIK Housing Loan Demand Index serves as a metric that gauges the level of interest in housing loans within Poland. This index reflects how the value of housing loan applications from individual clients fluctuates in comparison to the same timeframe in the previous year.
